Property industry award recognises prison regeneration partners

Regeneration partners Wykeland Group and Hambleton District Council have claimed a second major property industry award for the stunning transformation of the former Northallerton Prison.

They took the Public-Private Collaboration of the Year award in the Insider Yorkshire Property Industry Awards 2021 for the Treadmills scheme.

It’s the second award in just a few weeks for Wykeland and the local authority – they also received a prestigious Game Changer Award at the Yorkshire Property Awards 2021 in recognition of the £17m mixed-use Treadmills project.

Treadmills has been delivered by the Central Northallerton Development Company Ltd joint venture formed by leading Yorkshire developer Wykeland and Hambleton District Council. The development has reinvented the derelict prison site as a unique digital workspace, educational facility and retail and leisure community, with further investment now under way to complete the regeneration.

Judges of the Public-Private Collaboration award said the Treadmills scheme had “transformed Northallerton’s derelict, 230-year-old prison into a stunning digital workspace and retail and leisure destination”.

They added: “The development is a beacon of regeneration for the North Yorkshire town and sitting at its heart is an innovative tech hub bringing the advanced jobs and skills of today and tomorrow to Northallerton.”

Dominic Gibbons, Managing Director of Wykeland, said: “This is the second time in a matter of weeks that our work with Hambleton District Council to deliver Treadmills has been recognised in awards celebrating the very best of the Yorkshire property industry.

“At Treadmills we are creating a leisure, retail and business destination which is helping to shape Northallerton’s offer for residents, visitors and businesses – it is a development we are very proud of.”

The Treadmills scheme comprises:

  • A retail element, with three newbuild stores, anchored by Lidl, and a 126-space car park.
  • The C4DI (Centre for Digital Innovation) Northallerton tech hub, created within remodelled Grade II-listed former prison buildings, complemented by a digital education “eCampus”.
  • A leisure phase, now underway, including a new cinema to be operated by upmarket group Everyman, three restaurant units, the conversion of the former Governor’s House and a showpiece civic square.

The Public-Private Collaboration of the Year award was sponsored by environmental consultants Enzygo.

As well as the Public-Private Collaboration award, Wykeland was shortlisted as part of the Wykeland Beal joint venture with housebuilder Beal Homes for their work delivering the stunning rejuvenation of Hull’s Fruit Market area as a thriving urban village.

Wykeland Beal was shortlisted for Residential Development of the Year (more than 50 homes) for the new homes that form a key part of the £80m regeneration project.

The partners were also shortlisted for Commercial Development of the Year for a new showpiece head office for Arco, the UK’s leading safety business, and a £5m multi-storey car park – both delivered in the latest major phase of development in the Fruit Market.

The Public-Private Collaboration award is the latest in a series of accolades for Wykeland, including a Game Changer Award in the Yorkshire Property Awards 2020, with Beal, for the Fruit Market regeneration.

  • The Treadmills project is supported by the York & North Yorkshire Local Enterprise Partnership, which secured investment of £1.8m from the Government’s Local Growth Fund for the redevelopment and fit-out of C4DI and a further £675,00 from the Government’s Getting Building Fund for the eCampus. The final phase of the project is being part-funded with £4.75m from the Government’s Future High Street Fund.
