Regeneration partnership Wykeland Beal has won a coveted award for the development of a new head office for Arco in Hull’s rejuvenated Fruit Market.
Wykeland Beal – a joint venture company formed by commercial developer Wykeland Group and housebuilder Beal Homes – triumphed at “The Yorkshires” Commercial Real Estate Awards 2022, winning Best Office Deal.
The award is the latest in a series of accolades for the spectacular transformation of the Fruit Market waterfront area being delivered by Wykeland Beal, working in partnership with Hull City Council.
The development of safety equipment specialist Arco’s new headquarters marked a major milestone in the £80m regeneration programme and was delivered together with a new 350-space multi-storey car park.
The Arco building is the largest new-build office development for a dedicated user in Hull for more than half a century and provides an inspirational working environment for around 600 employees.

Held for the first time and hosted by former England rugby union international Martin Bayfield, “The Yorkshires” Commercial Real Estate Awards 2022 celebrate the very best of Yorkshire’s commercial property sector. The event was organised by Yorkshire Children’s Charity and raised almost £300,000 which will support children across the region who are at a disadvantage in life due to disability, ill health or financial circumstances.
The Best Office Deal accolade recognises a development which has made a real impact on the Yorkshire property landscape. The Arco scheme was named as the winner ahead of the LabCorp Centre of Excellence in Leeds, in a category sponsored by construction and facilities management business GRAHAM Group.
As developers of the scheme, Wykeland Beal worked closely with Arco to deliver the £16m project for the new head office and adjoining multi-storey car park in a prime location in the regenerated urban village.
The 60,000 sq ft, five-storey building has a contemporary look and feel, with social meeting areas, a glass fronted atrium and an auditorium for staff and customer presentations.
It was designed to enhance the existing environment and blend with neighbouring buildings, including the neighbouring @TheDock tech campus and its centrepiece, the Centre for Digital Innovation (C4DI).

The Best Office Deal accolade is the latest award for Wykeland Beal recognising the outstanding success of the Fruit Market regeneration, which has created a residential, commercial, creative and cultural quarter blending the very best of old and new.
Last year, Wykeland Beal won the Gold award for Best Mixed-Use Development in the prestigious WhatHouse? Awards, the Oscars of the housebuilding industry. Wykeland Beal also took the Silver award in the Best Regeneration Scheme category in these awards.
The transformation of the Fruit Market was also recognised by Wykeland Beal taking the Game Changer Award in the Yorkshire Property Awards 2020 and the Best Regeneration Project for Housing prize in the Yorkshire Residential Property Awards 2019.
